Terms & Conditions

Bookings are subject to the following Terms and Conditions of Hire for Campdouglas Cottage as agreed to at the time of booking                                              


  1. Bookings made online via our website, email or telephone remain provisional and no contract comes into force until the booking is confirmed by the owner by email and the deposit has been paid and cleared.  

  2. A deposit of £100 (“the deposit”) is required within 3 days of booking. When the deposit has been confirmed as paid by the owner, the booking is then confirmed and this contract comes into force between you and the owner.  

  3. When a booking is made within 28 days of the date of arrival, the full cost of booking is payable on booking and once payment and booking is confirmed by the owner this contract comes into force, between you and the owner.

  4. The balance of the full amount must be paid 42 days (6 weeks) prior to arrival.

  5. We reserve the right to re-let the property if a balance remaining is not received within the required time period, after attempting to contact the lead guest to check if they wish to cancel or proceed. 

  6. Details of all guests must be given at time of booking and the lead guest must be over the age of 18. Once the booking is confirmed this contract binds you and all members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms and conditions. 

  7. If booking by telephone or email the owner will enter details into the booking system and may need to contact you for more details. This will generate a summary email to the email address you provide in the online booking form. However, this does not mean that the booking is confirmed. 

  8. We only welcome dogs, no other pets/animals are allowed, and details of the dog must be included at the time of booking. One dog is allowed per booking. 

  9. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking. 

  10. You should contact us as soon as possible if you will be unable to visit on the dates booked. We strongly advise you take out your own Holiday Insurance Policy which covers costs incurred by unexpected holiday cancellations. Should you cancel your booked holiday at Campdouglas Cottage, please note that the following refund policy applies

  11. Once payment is received, the deposit or full payment amount will only be refunded if the property

  12. is re-let or

  13. There is 12 weeks or longer from the date of cancellation to the arrival date

  14. Save for exceptional circumstances the deposit is non-refundable. 

  15. We reserve the right to cancel, or bring to an end early, the holiday cottage booking, even at short notice, in any exceptional circumstance, including if government guidance indicates travel or staying away from home is not allowed. A prompt refund would then be granted for any remaining stay as it is out with the control of both owner and hirer. This will be the full extent of our liability and no additional compensation, expenses or costs (such as travel or replacement lodging costs) will be payable.

  16. Whilst we take every precaution to ensure our accommodation is in proper order, we cannot accept responsibility for accidents/issues that may occur. In the unlikely event that we are unable to supply the property for the period booked, due to fire or flood or other unforeseen circumstance, we will offer an alternative, or if this is impossible, promptly refund deposit/hire charges. You will not have any claim for compensation or expenses against the owner. 

  17. Occupancy is 2-4 people in a king and twin bedroom. This limit on the maximum number of guests must be adhered to and the property shall not be sub-let. 

  18. Access to the property is for holiday purposes only and there is no right to a tenancy of any kind beyond the agreed holiday departure date. 

  19. All bookings commence from 5pm on a Friday, with a minimum stay of 3 nights. All stays finish at 9.30am on the day of departure.

  20. The cottage must be securely locked when not occupied.

  21. Keys are available via a keysafe, with details for this being given in welcome information sent via email prior to arrival. In the event that you do not return the keys issued at the end of your stay we reserve the right to charge you for replacement keys.

  22. You agree to leave the property and surroundings in a clean and tidy condition ready for the next occupants.

  23. Linen is included and beds will be made for your arrival. Towels are provided for your stay. On departure, beds must be stripped and linen/towels bagged as instructed in the welcome information.

  24. Breakages or damage to equipment or furnishings must be reported to the owners and will be charged for at replacement value. 

  25. Smoking is NOT allowed inside the cottage. Please smoke outside the property but please discard in a responsible manner. 

  26. There is an initial supply of logs and kindling for the wood burning stove, but then you must source their own logs thereafter. A fire blanket and emergency instructions are available.

  27. Wifi and internet access are included and you agree to lawful use of this service. The owners are not liable for any issues with speed, interruption or failure of this service. 

  28. Dogs are allowed in our cottage but with prior arrangement only. Dogs should never be left unattended in our cottage at any time, and should they foul on the premises they must be cleaned up after. Dogs must be kept on leads while walking in fields, to respect and protect livestock and local wildlife.

  29. The owners have the right to enter the property at all reasonable times for the purposes of inspection and to carry out any necessary repairs/maintenance. 

  30. Every effort is made to ensure you have an enjoyable stay, however, if you feel there are any issues to address please contact us immediately so we have the chance to resolve them as soon as possible.

  31. Your vehicles and contents, and any property brought with you are left entirely at your own risk. If you leave any property behind we will contact you and try to return it, but may require payment for postal/courier costs. We may dispose of any unclaimed property after 6 months. 


32. This contract between you and the owners of the property is subject to the jurisdiction of the Scottish Courts.
